Garden Room Specifications

Below is a detailed description of how each of our garden rooms are constructed. This is the same for all of our standard ranges and the majority of custom built rooms.

Foundations

All of our garden rooms are built off of a concrete base. The base consists of 250mm excavation. Mechanically compacted 100mm Mot type 1 sub base. Damp proof membrane. 150mm concrete with A142 reinforcing mesh. The concrete is retained with 150mm x 50mm composite joists. These joists will not rot away like timber joists

Flooring

The floor is framed with 100mm x 50mm composite joists, 50mm pir insulation covered with 22mm P5 moisture resistant flooring. Most other companies install a softwood frame to floor, this will rot in time. Our composite floor frame sets us apart from the others.

Walls

The garden room walls are framed with 150mm x 47mm timber, stabilised with 11mm OSB boarding and insulated with 100mm pir insulation. The garden room is then finished internally with plasterboard and skimmed ready for you to decorate. Exterior walls are finished with a breathable membrane topped with 37mm x 25mm battens to accept composite overlap cladding in your chosen colour. Alternative cladding options are available.

Roofing

The garden room roof is comprised of 150mm x 47mm C16 treated timbers insulated with 100mm pir insulation and topped with 18mm Ply wood and an EPDM rubber roof. The roof is slanted slightly to the rear to allow water to run off at the back of the garden room into PVC gutters. The gutters will discharge through a down pipe on to the ground. The facias and soffits are all uPVC anthracite or white. Internally the ceiling is plasterboarded with a skim finish.

Windows & Doors

All our windows and doors are external grade uPVC. The windows and doors are available in a variety of configurations and colour options to suit your specific design specification. Our standard range detail the types of doors and windows included in the price. Alternative options are available, such as Bi-folding and sliding doors.

Electrics & Heating

Each of our garden rooms include a standard package for lighting, power points and heating. This can be viewed on our garden rooms page under the room you choose. Additional points are available and can be discussed during your survey. Due the variable distances from the house consumer unit, we do not include the cost of power feed to the garden room. This will be quoted separately after your initial survey.

Sizes

Our classic ranges show external size. Internally they reduce width and depth by approximately 300mm. The external height is 2.5m from the concrete base to top of the front fascia. Internal height is approximately 2150mm.

What's Not Included in Our Packages

Whilst our Garden Room specifications are very comprehensive there are a couple of items NOT included in our standard range prices for the reasons stated below. However, these services can be priced on an individual basis and included at extra cost if the Customer so wishes:

Permits

Do I need planning permission?

Garden Rooms are considered to be permitted development, not requiring an application for planning permission, provided all the following conditions are met.

  • Garden Rooms must be single-storey with a maximum eaves height of 2.5 metres and maximum overall height of 4 metres with a dual-pitched roof, or 3 metres in any other case.
  • If the Garden Room is within 2 metres of the property boundary the whole building needs to be less than 2.5 metres high.
  • You can build up to 50% of the area of your garden.
  • The area of your garden is all your land except the part the house stands on, so the area includes the front garden, side gardens and back garden, less the area of any other buildings, fuel tanks etc.
  • No buildings are to go in front of the front elevation of the house
  • Conservation areas; you cannot build at the front or side, but you can place a garden room in the back garden
  • Listed buildings; need full planning permission.
  • Areas of Outstanding Natural Beauty; maximum size is 10 square metres and it has to be at least 20 metres away from the house.
